Spiderman 3 Disk Won't Play

Here's a bit of a puzzle. I have a Bluray disk of Spiderman 3 which I tried to play this evening and it won't play. The disk appears to be in nearly perfect condition but neither my Sony Bluray player nor my PS3 recognizes the disk and neither will play it.
The PS3 does not seem to even recognize there's a disk in the machine. The Bluray player (Sony bdp-s350) recognizes there's a disk but cannot play it.
Both players are up to date.
The players will play any other disk inserted in them.
Any thoughts on how to troubleshoot this?
Is there a way to get a replacement disk? Are disks warrantied?

Try it in a couple of other machines, if that fails return it to the vendor....
