The previous owners put a bit into framing/drywalling the 12" thick brick exterior walls, fiberglass insulating it, updating the wiring, updating the plumbing, newish septic, and a brand new roof on it. The kitchen had also been fully updated. I intend to get the place (and shop roof) foam insulated when I get done paying off the new HVAC (had to replace it 6 months after buying ). It'll need new windows soon, the originals are about 25 years old. The stone and mortar foundation and basement needs need a little TLC as well. That said, I figure the house has made it through 1 Civil War, hopefully it'll make it through #2. My brother bought a house built about 4 years ago, far larger than mine. I saw what it was built of and who built it (a lot of Hablas). I don't see it standing in 180 years let alone 90. And my kitchen is a lot nicer than my brother's. |

Basically you use a propane torch to melt the underside and adhere it to the roof. They made them with plain rubber and a granulated surface. If you do tar it down and continue to have problems you are going to have to do a complete tear off.
