After talking with my attorney, we agreed. They notified Kentucky and they notified me they were revoking my license permanently. My attorney referred me to a Kentucky attorney, to handle an appeal, and he said it would be between $5K-$10K in attorneys fees not counting court costs, and he said that could run another $10K. Still no guarantee, and even if I hit reinstated I might not be able to get hired by any big health care systems, probably only some smaller private practices. That's all in the future. Right now I have to consider where my daughter and I will be living in a month. |

I just finished talking to Legal Aid of the Bluegrass. Trying see if I qualify for help. I probably make too much. If I can get the tax thing out of the way, then I can explore other options for the property, whether it’s trying to keep it, selling it, selling off some of the land, etc. But first I have to fix this issue. |

About 5 months ago a couple of storms came through and knocked down a few trees, two on the house, one on the neighbors fence and one on my shop. I had to suck it up and find another place even tho I really didn't want to but there was no way I could stay in that house and once I realized that I found the closest cheapest and fastest place to get into. Currently i'm in a 12x60 motor home that's 45 years old but its decent but I had to get rid of a metric ton of stuff since I went from a three bedroom ~1850 sqft to maybe 700 sqft. I consider this place an oasis in my life's journey, the rent is cheap, next to a grave yard so the neighbors are very quiet, and this will be temporary and give me a chance to save and get a better place. Sometime you just got to say fuck it and just roll with the punches. |

As I understand, you owe back property taxes and the county currently has a forced lien on your property. 2k+ in taxes and 6k in legal fees? Are the legal fees county related and attached to the lien? Normally, at least where I live, you would be able to still sell your property and the back taxes would be taken care of at settlement. Currently, since both you and your ex wife are owners, she's legally responsible for the taxes as well. When you say you can't sell until you pay the back taxes, that doesnt sound accurate. If your property is sold to pay the back taxes, you should receive whatever the proceeds are net the back taxes. For example, if your property is auctioned off and it sells for the 250k you claim it's worth, you should receive 250k minus the lien amount. Your ex wife would then be entitled to the 120k or whatever you agreed to give her, and you'll get the rest. The whole "I'll end up with nothing" also doesnt seem accurate given the information. Your first post indicates that you have allocated all your paycheck to current bills. It just doesnt seem realistic that you will be able to afford another bill that includes a 120k loan plus whatever the amount is to satisfy the lien. This doesnt include the insurance expense and whatever necessary repair expense (you mentioned your roof is 31 yrs old) that would have to be done. If all you needed was an $8k payment to satisfy your lien and everything else would fall into place, I could see the membership here either individually or as a group helping you out. The issue is, there just doesnt seem to be a way for you to keep this property given your current income. |

It says next month the property will be sold at auction, period, and I will have to vacate. I’m not sure if they’ll even let me pay the keen amount at this point, I honestly don’t know. I’ll sell it. Everyone says I’ll have to sell it, fine. But from what I read on the mortgage processing, I can’t have a judgement or keen in the property and get a mortgage. And I’m still scrambling to find insurance coverage, which is looking insanely expensive. Do I make a down payment on insurance with even knowing if I’ll get approved? |

@RevolverRO you are getting some good and a lot of bad advice here. don't go off half-cocked and rage-sell your home just yet. are you in foreclosure now? if not, you have some time, and even if in foreclosure KY is a judicial foreclosure state, so there is a process to this. do not give your ex-wife the property. it sounds like there is equity in it, and the lien amount is pretty low compared to the equity, as you have stated. i have to run, but please read my DM, don't lose hope, and last but not least, be very careful about the financial and life advice you get, from GD or otherwise. good rule of thumb is if someone doesn't have a lot of money or property, don't take money or property advice from them. Tell your ex about the tax lien and see if she can pay it and then the house will be listed immediately with a realtor. Why? Because if someone buys that lien at auction next month, that puts you and your ex out of the house because the amount you need to come up with increases. The winning bidder will end up owning your property and your ex gets nothing. She might pay it to save her $120k. It takes years of non-payment to get to the point of a tax lien foreclosure, which is what you're facing next month. You can't afford to keep this property if you haven't been paying the property taxes or liability insurance for years. Sell it and buy something cheaper. |

Even paying with a credit card at 29% is better than letting the place go to auction. You potentially could come away with nothing. If you can get these taxes dealt with, you need to seriously consider selling, paying off the ex, and paying cash for something else. Looking at Kentucky real estate on Zillow, there are a ton a houses, probably better than the one you are in, around $100k. I don't see why you'd even want to stay in a place with memories of the Ex. |

She fell back asleep in the crook of my arm and I’m trying think of her and my other kids and come up with a way to at least hang onto the property even if I bite the bullet and agree to sell. Even if I decide today to sell it, it’s still gonna take longer than I have. So square with her about where you are with finances and see if she will work with you for co-signing loans to get you thru this and then get it sold so you are both squared away. You’re fucked. You had to know this was coming-maybe you can show her that the situation is dire enough that both of you will lose and she’ll just back away so as to not screw herself out of the money? Here’s the thing: if you are about to lose the house to back taxes, it’s been two years since you paid. Counties will work with homeowners in distress a lot of times. A second job would have fixed this for you, why you didn’t try harder is beyond me but if I were you I would be at the county treasurer’s office tomorrow with my hat in my hand. |
