Looking at re-screwing three buildings

What’s the going rate
How many squares can one man do in a day

Just a re-screw panels are in good shape

4/12 pitch

2 buildings 40x100

1 building 50x250

So 200 square give or take

Can’t help with the price, but I’d think it would be higher than one would think if you go with a licensed and insured roofing company. Insurance for a rooofing company has got to be high.

They may not even want to take on a job like that since there’s less money in it.

But on to why I’m posting, with a 4/12, if you aren’t old or in bad health I’d do it myself. It sucks being up there but with grippy shoes it’s not too bad. You can even get a retractable harness on Facebook marketplace to use.

And if it’s getting re screwed I’m assuming the metal is old. So it won’t be slick at all after you let it get dry. It’s a no win situation otherwise. It’ll cost a lot to pay a real roofer, and if you hire a handyman, you run the risk of him falling and getting hurt with no insurance.

I’m doing it, not worried about the pitch or anything

Just trying to get a handle on how much time it’s gonna be really….around 16,000 screws to remove and 16,000 to reinstall

Oh ok. I wouldn’t even want to know. That would make me dread it even more. I’d break it up over several days if I were doing it. Even try to find someone to help with it. I did a 26x40 with a 4/12 and it seemed like it would never end.

3 rib panel? Sounds like way too many screws to me. I did a 30x24 addition (all new construction) with a 4/12 pitch to my shop and it didn’t take me long at all. M12 impact driver.

One per flat and every 24 inches.

2 - 3 screws per minute is an ass-kicking average.  It doesn't sound like a lot, 30 seconds per screw, but it really is.  Especially if you don't have a screw gun with bit extension on it so you're spending the whole time bent over or on your knees.

I finished replacing the screws on the roof of my 42x60 foot building in April, and it took me approximately 16-20 hours.
I can't give an exact time, as I did it in about 4 work groups.
I ordered my screws from Amazon, because I could not find them locally.
I think I spent around $250 for screws.
It's not hard to do, but plan on doing it before the sun hits the roof(if you're lucky), because it heats up fast.
Morton Buildings uses EPDM for the washers on their screws, so using them, it would be a one time thing.

You are a little off base. Assuming he takes a row or two out at a time he could probably remove 20 screws + a minute and reinstall 10 to 15 a minute.

I think you're pretty close to the speed that I worked at.
I went vertically, doing three rows at once, sometimes four, because they were close enough to get to.  Four rows took a little stretching and repositioning, but it was still not a problem.
I had a bucket that I threw the old screws in and kept the new screws in their bags within arm's length.
You can really make some good progress once you get your movements down.
