Minimum wage hasnt been $7.25 since 2015 here. Not sure what you've got going in texas. It's been at least $10 since 2021.

I used to live in a city with similar stats.

I lived in an apartment complex that went through a transformation almost exactly like what OP described. Rent went up by higher percent than OP's, got very diversified. The rest of the town looked better than that Stat sheet.

So I downsized and sold my home and I am now renting a condo.
Renting gives me the freedom to do what I want when I want or to pack up and move somewhere on a whim.

It's kind of irrelevant what it sold for 4+ years ago.  Those numbers are only good for complaining about it now, and pointing out how it would have been better to have been an owner than a renter over the past 4 years.   People have several choices, sit on the side lines or get in the game.  Today's prices and rates are what we have to deal with.  Period.  Higher rent or a house payment.  With 10 million illegals in the past several years and more coming, all needing a place to live.  And they're not moving into the middle and upper end of the real estate market.  They are taking up everything at the bottom, therefore raising demand and prices.  And what do you think rent will be in another couple years?

I still think the OP should buy a place.  If necessary, rent a room or two out to some college kids to make it work.  Or get a sugar momma.

And just think if he had bought four years ago, he'd be sitting on 50K+ in equity, with a rate around 3%.

I am paying $850, +2 to 6 hours of yard work this time a year, to rent one of the units in my mom's triplex. I have the one in the back with the yard. The other two are going for $1000 and $1400. All the other buildings on the street are running between $1100 - $1500. ... and they still have attracted a bad element! Rent has been going up here ever since Hurricane Katrina and it doubled after Hurricane Ida. All three of us got a rent increase when insurance premiums doubled.

I was paying $850 for a duplex with 2 bedrooms, a basement with washer and dryer and a 1 car garage in early 2011.  Far western burbs of Chicago.  (then I bought a house)  I doubt OK is going to be more expensive unless you are downtown OKC.

It's not Portland or San Diego

Findlay is a small (45k pop) market, an hour away from major metros. Marathon Oil legacy companies (MPC, what else hasn't moved to Houston and elsewhere), Cooper Tire, Sanoh America are the big employers. Ohio in general was dirt cheap at one time. That's changed - for a good bit in Major markets and it's now seeping into surrounding. During a recent run of a number of years you were seeing double digit rent increases in the majors.

Large MSA in Ohio shake down like this anymore for a two bedroom. Lowest quartile is under $1100, 50% in the middle  $1100-1600, top quartile is over $1600. A Class assets in desirable sub-markets in a city like Columbus - is tough to find under $2k. Smaller markets and rural are less for obvious reasons.

It's been good for for the industry as most assets have been able to reinvest and upgrade appointment and amenities. I'm sure shockergd has benefited, tho it makes easy acq a bit harder. Many assets being upgraded a class or two over the last few years, For renters, there's very little low rent options any longer. Even small, older (pre '80) assets (75 units or less)  have been snatched up, improved and re-tenanted. You've easily had some assets quadrupling their asking rents over the last 15-20 years. It's a bit softer right now, but demand is still high, new product isn't out of line with demand (as you've seen with some Texas and Florida markets) so rent increases will merely slow to maybe 4-5% this year.

Once Intel comes on line the north-eastern corridor of Columbus will see some additional heightened interest. It's already seen strong movement. The rest of the State should continue with its solid run, unless some serious economic issues emerge. Keep in mind this rent run initiated with the early 2000s financial crisis, so there's not always a correlation.

This is a new development in lease up not far from Intel tho not in New Albany or Johnstown proper.

OP - I'm not sure the answer since the markets have moved upwards pretty comprehensively. Best bet might be find a small holder with sub market rents who will value a good tenant. Treetop has a good suggestion.

Oh, were definitely in a lot of trouble.   Why do you think all of these corporations are buying up a large part of the lower end of the market and turning them into rentals.  A bunch of them will be filled with illegals with some sort of government voucher paying for it.

You want lower prices.  Send all ten million of them home.  H1B visas as well.

Gen X here, I'm on year 30 of a lifetime sentence of 84-90 hour weeks.  Only difference b/t us is, I never knew that wasn't normal so it hasn't been too hard on me mentally. I just keep on keepin' on. Physically, that's another story.

I'm only working like this because I'm doing the job my field uses as hazing for kids that just graduated college. It's actually a pretty easy job 99% of the time. Busy, but not particularly hard usually.

After I get promoted I'll have a job where I just have to wake up and drag my laptop onto my breakfast in bed tray while my wife makes me a coffee.
