35 mile/3 hour one way trip by boat assuming mild seas would be like 3 hrs each way back to nearest civilization/hard ware store in Ketchikan. 25 minute plane ride by float plane.

Look at the satellite picture of the lot that is for sale, it doesn't go to the water. The dock and shoreline property is not part of this property that is for sale.

Rail trolley system to haul boats out of the water to shut up in a boathouse.
Pretty common system in Maine.
It has the benefit of hauling boats bigger than trailers blend.
And in worse conditions.
