If you rent to a bad renter - trashy, loud, etc. - do you feel any responsibility to the people in the neighborhood who have to put up with that crap? Ancillary Q: Should there be any restrictions on short-term rentals?

What is the occupancy?
More importantly, how late are there customers really booking? I see areas that claim 50-55%+ occupancy, but their calanders don’t support that, unless there is a ‘good’ amount of last minute bookings for any available dates. |

I've lived out of AirBNBs the past year and a half. Now we're buying property that we'll probably rent out. We've noticed there's AirBNB owners that take it seriously and run it like a business and some that seem to treat it like a hobby.
If we were to buy some houses locally and have my wife and kids manage and turn them over, what recommendations would you have as an owner? |

PS, I love the Black Hills (especially Spearfish and Deadwood) and have stayed there many times. Would love to own one of those little cabins in Spearfish Canyon. But despite being an avid motorcyclist (Triumph Tiger ADV), I would plan to vacation the hell away from there from mid-July to mid-August. Yuck. Obnoxious shitbag central. It's bad enough in MT, as they all roll through here on their way over there. |

What's the sweet spot for house size as far as bedrooms? What's your average occupancy rate per month? Do you find homes in the towns do better or the more remote ones?

Tourism and festivals bring in the guests. And a surprising number of wedding parties. To the first question, absolutely I do. We know many folks there in town and neighbors keep an eye out for us. Renters violating the rules like noise etc, I can call the service and they will be asked to leave. If they refuse, I call the Sherrifs office. Lucky for us, the issue has never come up. Had one renter leave the house in a horrible mess. Food on the floor, trash in the pool, candy wrappers everywhere, beer cans in the back yard. No permanent damage. They are now blocked from renting from us in the future. As for restrictions on Airbnb’s, what type of restrictions are you referring too? |
