I've had an offer accepted on a house, and I'm curious what are things you did after buying your home before move in and after move in (or things you wish you would have done). Generally, I'm putting together a list of things that I need to do and how much they will cost for example:
Change the locks Buy a snowblower Paint the house ... |
1. Clean everything
2. Change shower curtain 3. Get something other than the floor to sit on 4. Secure guns somewhere 5. Internet |
Realtors husband said it was customary to piss off the boat dock when buying a waterfront home in Florida. I didn't want to tempt fate so I did the needful.
Buy spare parts for the AC / furnace / water heater. Caps, contactors, ingnitors, flame sensors, temp switches, filters, anode rods. Clean the dryer vent. Check the condensate drains, backups. Plug in a lamp to every outlet to check function, tightness. Flip every switch to listen for crackling.
Just the basics... |
Set up a home repair/replacement fund. You are going to need it.
Buy decent home warranty, at least for a couple years. If I would have done that, I would still have A/C. Saved my Dad 15k for a new fridge in an old (expensive) house.
Bang your wife or girlfriend if not married in every room in the house.
good info so far.
our place was renovated besides the plumbing. Wife found out it was copper pipe and had it all ripped out and replaced in other words check for leaks. |
Make sure you are familiar with all the major systems and how to turn them on and off, ie water, heat, electric. Check septic tank if it has one, change any filters for water or air, make sure all window locks are functional and secure all doors with new locks or braces. Paint, refinish floors, clean carpet/replace.The list is endless. good luck
Plant trees on the property line, but go a little bit over into your neighbors yard.
Check the insulation values it's a good time to have it put in before you move in.
Decide about the floors, if you want new flooring or carpet, or if you want carpets cleaned. If your painting it yourself get started asap it takes longer than you think it will, and finish painting before the floors are done. Oh,oh windows! Do you need to have any windows or doors replaced? |
Locate shut offs for all utilities and make sure they work.
Drain and check the water heater Check all switches and outlets to see which devices are on which circuit breakers. Call your local utility locate service and schedule a locate. Then you will know what is where, and will help in planning future improvements, such as pools, patios, 16 woman hot tub, etc Spare capacitors for pumps and motors, especially if on a well. |
Paint before moving in. It will never be easier than with no furniture.
Get an exterminator to treat the house, do this first before cleanup and move in.
Chem and bio the shit out of it. |
Good info about painting, find shut offs, etc. I suggest scraping popcorn ceilings and refinishing before furniture. Also, figure out if light fixtures or switches are wired hot . Keep an eye on drainage around foundation. Try to only work on one room at a time instead of starting 87 different projects. Get septic tank pumped if you have one. Floor attic before you get too much stuff up there.

This might end up being long. I’m assuming that you have not owned a home before and have nothing an apartment dweller wouldn’t have.
Outside. Lawn mower Weed eater Leaf blower. Shovels Rakes Garden hoses Before I would move in I would Utilities, internet, trash services, insurance, get it all setup give the thing a deep cleaning. Don’t forget the ceiling fans. No one cleans them and they make a mess. If you want to do any painting or replace any carpet do it now while it’s empty. Replace or rekey all locks. Reset the garage door openers so you clear all the remotes and codes out of it and reprogram what remotes you have. Replace all filters. Hvac, water filters ( whole house, ice makers,) Buy some entry floor mats you’ll need them when bringing everything in. After you move in. Prioritize doing maint to big ticket items, it’s the simple shit like cleaning your ac coils, back flushing water heaters if needed, tuning cleaning cycles on any appliances. Pretty much any periodic house shit do now so you know it’s taken care of. Clean the gutters. |

Stress about what the previous owner lied about on the disclosure.
Figure about $5k in locks, curtains, flooring, shelving, lawn mowers, power tools, light fixtures, etc. It adds up quickly.
Trash cans
Curtains Phone numbers for a plumber, electrician etc Change garage door code |
Refinish the garage floor. Once you start packing shit in there you will never get another chance

meet the neighbors View Quote Literally just moved so I'll just go through my thoughts: Get utilities in your name Get internet set up scheduled. You could really do this now, just schedule for day of possession. So long as it's not Comcast you should have internet day 1. We had painters scheduled to go through day of possession as well. Hire a moving company it's worth it. Get mortgage set up on auto pay, same with new utilities. I didn't look at your location, but have your furnace and humidifier if you have one serviced as we've just started winter and I doubt the seller did anything with it. |

Clean the fuck out of everything, top to bottom.
Odds are you'll never have the opportunity to clean it that well again without moving a ton of crap. If you are going to paint or replace any flooring do that first then clean before moving anything in. Find the water shut off, make sure the breaker box is correctly labeled. |
Paint whatever before moving furniture in.
Pull cabinet drawers and clean the drawers and cabinets. Lots of cobwebs in the cabinets and occasional items left behind. Pull fridge and stove out and clean them. |
Pay a bug man the $150 to nuke everything BEFORE YOU MOVE ALL YOUR STUFF IN!!!!
soooo frustrating to have to do it after the fact! So easy, simple, and sensical to do it before you’re moved in. Spend the money man! |
