Okay this is a rental but they installed the sink and the granite when we moved in. In between the sink and the granite the caulking failed within 8 months and water drained into the cabinet below. Should on every install that be sealed? What's industry protocol on that?

Your granite installer is responsible for installing the sink underneath your tops. Have your sink removed, clean both sides and then reinstalled with the correct sealant. You can disconnect the plumbing yourself, or hire a plumber, but drains will have to be removed and possibly the supply lines as well.

Problem for the landlord and the counter installer.

Or dry it with a hairdryer, mask it out with blue tape and use clear rtv silicone. Clean up with mineral spirits if needed. Do not use 'plumbers caulk' that is water soluble.

It would seem the sink was installed incorrectly. The under mount sinks I've seen installed are glued/sealed with something that is actually very hard once cured.

Ya the guy will be here on Monday. At least the landlord is on top of shit. Only reason we are in a rental is our last house sold within a day. Renting gives me the option to buy something to fix up and not have to deal with the remodel and live in mess.

That is not a good idea. The sink is coming unattached, which means the seal is failing. It needs to be reinstalled correctly. The weight of water + dishes is not going to work out well with a rigged up rvt fix.

Sink is held up with metal clips and fasteners either slot-cut into the granite, or epoxied to the underside of the slab. Silicone sealant not intended to support weight of sink.
