[ARCHIVED THREAD] - Square Footage

Hope someone can help me with this question. I'm looking at buying a house and have noticed something in the ads that confuse me. What is the difference between base square feet and adjusted square feet?

Ex. "Sq. Ft.= 1264base1382adj"

I would really appreciate help here if someone's got the time.

I am not really sure, but could it have a 120 sqft garage? The "base" may be living space and the adjusted meaning total square feet?

Your "base" more often than not is your living space.
