i'm thinking buying 33 acres on a ridge, but it's land lock. is it illegal to land lock someone?

I don't know about the legality, but it will be a PITA.

Are any of the surrounding landowners willing to sell you an easement? It's not worth the hassle otherwise.

If I understand the situation correctly, and I'm not sure I do, there should be right- of- way access mentioned in the deed.

Is this an existing lot or being cut from a larger property?

In most states, you cant sell land locked property. There needs to at least be a deeded ingress/egress easement.

If there is a road that goes to the landlocked property, you can PROBABLY enforce an easement on that road. But you'd need to check w/ a lawyer frist.

it is an existing lot. an old county road runs to it on one side. the other is the part that is locked. the problem, the road is from the 1900's and it's all grown up. you have to have a 4 wheeler to get there. the county will put a new road in if at least two homes are built on the property. i only want and need one.

i have a right of way for power and water, up the side of the ridge. to much dozer work to get a road in.

You're all set, road improvements are going to be on your dime for the foreseeable future if you don't have relatives move in or you could make a rental home/hunting lodge and rent it once.
