We have been looking at houses in Puget sound area for a couple of years, and used realtors.  When we had questions, the realtors usually told us to "ask an attorney".  The last Realtor told us that damned near every time we asked her anything.  I pointed out that we had a 10 day deadline, and even getting an appointment with an attorney will take days, and getting an intelligent answer within that time frame is an unreasonable expectation.  Along with that, I pointed out that she would be getting a huge commission, and if she couldn't/wouldn't answer my questions, what was she doing to earn the commission?

After we had purchase attempt #5 fall through, we decided to take the last realtor's advice.  We found an real estate attorney who is also a state licensed realtor.  Not only is he a damned site cheaper than the realtor, we actually get a rebate for the purchaser's agent's commission from him.  Now, I get the questions answered by an attorney, all the paperwork gets reviewed by someone with a law degree as well as a realtor's license...and the best part is that I'll get thousands back on the commission..

Winner, Winner, Chicken Dinner.

The 20 million assclowns who got loans they can't possibly afford and can't pay their mortgages right now didn't need any money.

I never had a good experience with a Realtor, OK, but not good.  They add little to no value to the real estate transaction and frequently give poor advice to those who need it most.

What about having a realtor for selling? I sure don't feel like showing my property to everyone who comes along.

The problem with some realtors is that they put their check in priority over you.





Our realtor was/is a very good close personal friend of ours, and in her we actually had a personal advocate with all the connections to make sure everything was right. She had people in every genre that she trusted and had good relationships with, which helped insure it was all right.
And wouldnt you know seller wanted escrow a and she wanted escrow x. X was in my countercountercounter offer and X it was!

One of the houses we tried to buy was going into foreclosure, but it had 2 mortgages on it.   We negotiated a deal with the primary mortgage company, but the 2nd mortgage company wanted us to pay an additional $20K toward the seller's bad debt.  That would have been in addition to the price we would pay for the house.  Obviously, we said NO, but the process took up six months of time.  

The people are still living in the house a year later, and still not making any payments on it.  Yep, that second mortgage company sure showed them....

I guess the trick is to have the house mortgaged for far more than it is worth, then no one will be willing to buy it, and because the two mortgage companies continue to argue, the person not making any payments get to live in the house payment free.  What a goofy system.
