I didn't think they could make it any more adversarial, but with input from my buddy @Graksnor: So when a shitbird stops paying rent, you provide notice that they have 14 days to pay or you'll file. You file. You get service in another two weeks. Court date a month out. You show up. You now have to offer a payment plan with no extra fees or charges. If they say they'll do it, then you have to give them six months to pay. To avoid the payment plan trap you have to wait two months so they don't pay for two months. You're now up to roughly three and a half months. They can now appeal to circuit without posting bond. That's gonna add on another 2-3 months. So shitbirds can sign a lease, never pay, and live there for six months with little to no recourse for the landlord. Rinse and repeat. Next legislative session, these socialist morons will lament the decline in "affordable housing" and come up with all sort of taxpayer-funded solutions to the unexpected problem/problem caused by the greed of evil landlords. |

I feel for you folks, and this is one of many reasons I have avoided having rental property. I saw this for the first time decades ago when I lived in Boston. A couple roommates and I showed up to move into an apartment and the landlord told me one of the existing tenants had not packed up, apparently had no plans to leave, and the landlord couldn't do anything about it. She said court and eviction would take months, and she couldn't give us the keys until the apartment was vacated, with a knowing look. So the three of us, along with the half dozen friends who were helping move us, put her and all her stuff on the street. And we moved in that day. In 2026, we would have been arrested for that. |

I have rental properties in another state. Nice to hear that Virginia is working on catching up to other "enlightened" jurisdictions that make being a landlord difficult. Right now, I have a tenant who somehow forgot that he's responsible for the one utility that has to be tied to the owner of the property and doesn't understand why he's getting these utility bills. |

I own a rental property in Arlington, so I keep an ear out for the local activists on and around the county board, for their next great idea. They're scheming in the county staff to increase regulations on small landlords, such as myself, to limit rent increases, licensing (with associated fees), and they're talking about mandating an "open application process", details of which I don't know but can't be much good. I know that they're still limited on what they can do on the county level (Dillon rule issues), but I'm seriously thinking of dumping the property when the current lease is up, to wash my hands of the last links I have to the county. |

Belvoir/Norton. The subsidized "single unwed moms" always violated the rules with live-in boyfriends. They always trashed the place. We kids always had to clean up and fix stuff. I hate section 8. @mbg0001 My son, Art hijacked my phone. He keeps changing what I want to post. I can't stand that 12y.o. is outsmarting me.

They'd sit outside on the deck and light up a doobie! My wife and I couldn't sit outside on our patio! My wife would always go back inside! I'd sometimes stay out there if the wind was right, and go, "Oh yeah.... That's some good sh**... I remember those days" LOL!!
