Tennessee Arfcommers, Wife Unit and I are looking to flee Florida within 2 years. I fully understand if yall say "were full", but plz hear me out. We are red blooded patriotic southern folk, God fearing, countryfied and as red voting as they come. We have both worked hard since we were 16 yoa and now 62 ish. I am a veteran. While we are in a solid red county (Marion horse area) for the most part here in FL, we are tired of the traffic, development and 9 months of summer. So we long to be in a rural area amongst likeminded folks. The three TN counties above appeal due to being somewhat rural, beauty, cost of living, cost of land, red voting, deer population, etc. We have roots across AL, GA and KY and some relatives in TN, but like what we see in the below counties. Thankfully we are now debt free and will not need to find any full time work but part time may be needed depending on what property will run us. We cannot afford a large tract of land but would love to have 5 acres minimum (if possible) with a 3/2 home. Moar acreage is better of course but we have a budget of $450K max. It seems home construction is pretty high still post covid so I was thinking building on acreage may be more costly? We don't want to be within any city or town limits of any sort. Thanks for any help/input. So much appreciated!! I apologize in advance if the above is too wordy. I just understand how many folks dont want moar people and such moving into their areas and I respect that. Having said that, we appreciate any advice those of yall can give |

I think what you want and your budget should work. Its Lawrence County BTW, ones that can read down there get prickly about that. I think one of the major problems with America today is not enough families sit down to a big plate of squirrels momma just fried up.
| Wayne county is probably going to be the cheapest. Most rural smallest population less amenities. Giles property values have been ticking up especially since the UT-Southern establishment and increased federal workforce relocation to Huntsville. It seems to me Lawrence has remained relatively steady. Might look at Hardin too. West TN seems to be a little cheaper everything else being equal. Hope you find what you are looking for. |

My wife and I completed our relocation in April of this year to Lawrence county. We purchased a 3 bedroom 2 bath barndo with 7.5ish acres for $390k. However, the house needed quite a bit of work. I haven’t continued to search and see what housing prices are doing but I’d say $450k should be able to get you what you’re looking for. It may just take some time. So far we enjoy the area and the people. Everyone has been pretty welcoming and friendly. Where we’re at, just about everything is 20 minutes one way. Not an issue because it’s what we wanted but worth noting. I would like if a Home Depot or Lowe’s was closer than 40 minutes but luckily we don’t have too many projects and repairs left to do. |

If remote & cheaper land is what you are looking for, then it is Wayne County hands-down. All 3 of those counties are great choices as to what you are looking for. I don't know how far along Wayne County is with their fiber network additions; So prepare for Starlink being a necessity (We use it & are satisfied with it). |

We built our own house here & had good luck. There is a lot of competition between the builders. You will have plenty of good choices as far as building a new house here. TN stick-built construction code is 2"x6" walls, which I like a lot. I made a lot of tweaks myself every afternoon after the crews left & went home. |

Giles is a blue county with fliers welcoming new comers to a progressive county. I had to wait five minutes this afternoon to pull out on the highway that was empty not long ago, and we dont eat out since a hamburger is now about fifty bucks for two. A new property tax over 16 percent was just passed, and they wanted low 20's. The local government has no idea how to locate and cut waste. Some man running for county executive is already talking about how he needs more taxes to save this county from itself. A lot of just 0.39 acres near us recently sold for just under 150k per acre. They put a new trailer on it. Place looks nice. Shrug. 390k for a 3/2? Is that 4000 square feet? Nope. Probably 1500. Weather - lol. Its summer ten months out of the year here. I've shoveled snow on Christmas Day and walked around in shorts on the same day the following year. good luck. |

TennesseeRat is pretty much spot-on with his post. Giles County is slowly changing; All of it can be attributed to it being a County that I-65 passes thru. It is halfway between Nashville & Huntsville; Both of which are expanding South & North respectively. Lincoln County will sadly enough next face what Giles County is going thru now. It's going to take some years, many decades hopefully, before it gets very purple here. I think we are voting at around 80-86% Red now; Wayne County is much better in that regard. Wayne County would be my choice between Giles & Wayne. Our current county commissioners are the ones that are causing the problem - They campaigned on one platform & voted opposite of that original platform when crunch time came. But Eastern Tennessee has the better weather..... Much cooler over there, but the land prices are higher. |

Living in Lincoln County for the last 10 years, I have seen the growth already and it is obvious more is coming. All it takes is a trip to Huntsville to see the amount of construction happening, with some of it happening literally just across the state line. They're clearing a huge area on the west side of 231/431 as soon as you cross into Alabama in order to build houses. What used to be a 30-minute drive to Huntsville outside of rush hour just a few years ago is already a 45-minute drive due to the new subdivisions throughout Meridianville, along with a couple new traffic lights to support them, the construction of the Northern Bypass, and the extension of the parkway. There's also a fairly new development on the TN side, and I fully expect more to come once the demand causes land values rise enough to entice owners to sell. It was bad enough when Huntsville was rated one of the best places to live. Now, Space Command is coming, and I foresee a lot of folks choosing to live on this side of the border. |
