What are the typical fees for realtors in MT?  My family is selling a large piece of land and one agent quoted 10%.  That seems high.  We pay 3% to the buyers agent and 3% to the seller here in SC.

Ranch brokers work for less than the 3/3 split you mentioned.  There's a good one down in Big Timber you might want to call named Sonny Todd Real Estate.  

Ten percent sounds like a rip-off.

This is what I have heard from other realtors that I know.  It also does not happen just here in Montana, but all over the country.



Standard is 6%, with a 3/3 split.

Some discounted places with do 3%, with a 1.5 split.

Others will quote you 10%, the other agent 6%, and dole out a 4/6 split so they make more.




You must look at the paperwork to see what is being offered (buying), or if you are selling what is being charged.




It is up to you to decide who you wish to deal with.

Thanks guys.


I am trying to help the executor.  Her "friend" said she typically charges 30% but would only charge 10% for this transaction.  Seems high.

We also had an attorney offer to broker the deal but the price he brought to the table was low.

It seems several folks are trying to screw the estate.

My realtor says 3 percent when acting as  buyers agent, don't know about the reverse.

No shit.  OP, I will go take the realtors exam ASAP if I can start taking a 30% commission.
