I live in unincorporated Snohomish on a 4.8 acre lot.
I want to build a shop, ~800 sqft. The Snohomish website and pdf files are taking me in circles. So I turn to the WAHTF experts for help. In the exemptions section, any building under 400 sqft does not need a building permit, roger got it. In the Residential Storage Buildings and Garages flyer under "What kind of permit do I need?", it states that garages under 2400 sqft on lots over 3 acres with residences are permitted outright. "On lots more than 3 acres in size, occupied by a residence, Garages-Detached Private Accessory and Storage Structures-accessory are permitted outright with special performance standards listed by Footnote #59." That keyword "outright" to me is like using the qualifier "always". Does the term "outright" mean I don't need a building permit, or that they are simply always approved? I've tried to find the actual code but the search engine keeps bringing me back to this flyer. Also this flyer mentions "Footnote 59" but I can't find a "Footnote 59" in the UDC. The flyer gives some highlights, which do not address building permits, but it's a poor substitute for reading the actual code. When I went downtown to ask, I waited for 20 minutes then talked just to the receptionist, who handed me a permit application but never really answered my question. I never got to talk to one of the people in the back. Frustrating. |

The flyer deals with the Zoning of the property... a garage is allowed outright under the zoning code, but you will still need a building permit and the garage will have to meet all the zoning requirements such as height and setbacks. That makes a hell of a lotta sense. Clears it up for me perfectly. I knew WAHTF would pull through. Thanks!

I also hear Libya has some great real estate deals going on now. Not enough trees in that part of the world for me. |

Assuming you have room for a larger building. That's why I want a larger one than 400sqft. My buddy down the street has an 18x20 shop, it's "just" adequate. I have the room for a larger one, I know if I built the smaller one I'd always be wanting the larger one. I'm looking at a 20x40 shop. Doing some layout with tools and work areas I think that will fill the bill. Any advice on a good shop building size? |

I built mine 32X40. It's deep enough I can have 2' of shelving on the back wall and still get a full sized rig in there with ease. What I didn't want was to pull a rig in to work on it and not have room for a sawhorse table and tool box in front of the engine.
IMO, 20' deep is way too small. My garage is 28' deep and with 2' of shelving on the back wall it's just adequate for parking the full size truck and suburban. If you have a brace of smart cars you're GTG. |
