Spent the first 19 yrs of my life there. World class shithole. I'd live in Lodi (getting bad I hear) or Galt or Valley Springs. I never stay more than a day when I go back to visit family, I hate it that much.

You got that right, I lived there for about 22 years and when I go visit family there I am about the same, can’t wait to escape back to AZ. Look at Thornton, Escalon and Lockford. Another place in Brentwood but it’s pretty pricy. The Bay Area crowd overtook the Central Valley and brought their crime and politics. Unfortunately ruined that valley. My 2 cents.

My sons boss lived in a big house in a gated community on a golf course in Stockton so I guess there are some nice areas there.
