My folks are moving to Tulsa for my dad's new job.  I'm looking forward to visiting the big gun show :D

They've been looking for houses, seen some nice areas but it's difficult going in cold to a new area.  My dad is working around E.61st Street, east of 169.  Mom will likely telecommute.  Are there any areas which would be recommended, or any to avoid?  Budget estimate $250k, preferably less, looking for a smaller house.

My sister lives in the Tulsa Union area, north of E 91st Street and east of S. Sheridan.
She lives just a bit north of the turnpike.
It seems to be a nice area and she seems to think a lot of it.
It's her second home in the area in the last 18 years.

Jenks, Bixby, Broken Arrow are all good. I would stay out of Tulsa proper. You can get a very nice house for 250k. about 3000 sq ft and new construction for that price. the notion of staying out of north Tulsa is good but there are alot of south side areas that are getting real bad due to housing units there. They are walking distance to nice neihborhoods. I have given my family orders not to go east of 169 and north of 51 street. This is due to thew large population of those that refuse to buy auto insurance and all of the hit and runs in that area.

Don't forget the Owasso/Collinsville area, either...

It's a bit of a drive to/from Tulsa and, while it's grown some, it's still pretty quiet.

Claremore is a little farther out still but also worth mentioning.

Thanks for the info so far guys.  This will probably be a short term move (5 years, say), so they want to stay nearby if possible.  Part of the challenge so far is all the 3000sf houses, they want something  2000 or less, one spare bedroom and an office is enough.  But hard to find newer houses without a formal dining room and extra bedrooms or bonus rooms.

Take a look in the developing areas of Broken Arrow around 51st & 193rd.  New construction and newer homes are all over that area that fit that exact bill for less than 200K.

The area between 51 & 61st and memorial & sheridan is nice and also close. Several homes are for sale in the area and the only down side is Tulsa schools. The homes are in $150 class and 2000 to 2500ft size.

zip code 74133 is an up and coming hot spot for crime..burglary, etc>>>that is the 81st and Memorial area

I live in Broken Arrow and am very happy, taxes are avg I used to work near the location you mentioned >.12 min to work VIA BA EXPWY
Jenks is nice but pricey I think, taxes are high(er)
I purchased a new construction home last Labor day 1800 sq ft > $160K
annual taxes $1500
we are veruyy happy , semi rural setting

I've lived in Tulsa for 35 Years.  I live in midtown part of Tulsa.  It's convinient to expressways but too many rentals in the neighborhood.  My daughter lives in Oswasso.  I love that place.  It seems the crap is moving south but not far north. Oswasso is the fastest growing community in Oklahoma.  Jenks is nice if its far south of ORU.  It would stay away from the Union and some parts of Broken Arrow.

Since he'll be working around 61st and east of 169, I'd reccommend Broken Arrow. The BA expressway can get him to work with ease from most areas of town. We bought a 2200 sf 2004 build on a 1/2 acre last winter for $200K. You'll have no problem finding what you're looking for around that price.
