I bought some property in north ms.  Im wanting to build a post frame metal skin shop and an rv cover. I will live in the camper as my primary residence.   I will build a house later. Im wanting to get insurance on both structures and personal property.

I have contacted around 20 insurance companies and only one has said it's possible.  The others said no because it's not a primary house with additional structures. The one that said yes got to the numbers and wanted to basically call the shop a 1500 sq ft house and value it.at 160k.  Not including the rv cover or personal property $2200 a year. my question was if you are charging me based on 160k and a tornado wipes the ground are you only going to rebuild the 30k building.  Answer yes.  Hard pass


Has anyone here done this.  Ive had multiple agents tell me this is the first they have been asked like it's super uncommon.

Try not giving much info.

Don’t say anything about a camper inside it. The camper will need its own insurance anyway.

You are very unlikely to find insurance in that situation. We did the same thing and could not get insurance until we started construction on the house.

How many acres is it?
Is it zoned agriculture?
If so you might try your local Farm Bureau agent.
Tell them you want to insure the property and the "barn".

I have insurance on a warehouse that storing furniture that I’m moving.  Insure it as a warehouse and do the camper separately.

Insure it as a pole barn since that is what it is or a garage or warehouse.  Work with different names and see what happens. Ignore that you are living there. The camper needs separate insurance.

The camper is currently insured with a separate policy.  

Its 62 acres. 1500sq ft shop.

I talked to a couple agents and thanks for the advice about calling it something else.  One agent said oh so a hobby farm.  Yes sure that haha.   Have now talked couple who have said they can find something and will be in touch but haven't got any calls back with quotes.

Im going to reach out to the local farm co op banks and ask for recommendations next

I'm having the same problem, I already have the building up and I can't find insurance either in N.FL.   The FB agent took all my information and didn't even return with a quote.
