Build site is 50-100' elevation, so no issues from a tsunami. 10-15 miles from the wettest spot on earth, so low fire risk. It's actually a pretty solid location except it's a lot more accessible than appreciated. You take the time and money and build up good relationships in the surrounding community and you're pretty well set. That whole "relationships in the surrounding community" and the ability to maintain it under stress is the big part.
