I don't like in a HOA. I'm looking out my front window at an 80s model Winnebego that hasn't been cranked in 4 years in my neighbor's driveway. It also has mold growing on it. I was here first too.

It was nearly impossible for us to find anything not in an HOA. That said, paying $2k a year in dues sucks.


When you compare HOA dues in HOA-heavy areas with property taxes in areas where they are less popular, they often even out.

I'd personally rather live in a well-managed small town and have little to no HOA stuff, but many of those subdivisions in AX and Florida were private developments that needed to self-fund roads, water, sewage, etc. that were managed by city governments in the past, before every concept of government led to people screaming "SOCIALISM@!!%$BBQ!!"

I like my HOA because it ensures that my property values don't go down because of shitty neighbors. It ensures that property owners mow thier laws, cant have chickens and other white trash hillbillie pets, dont keep rusted out shit box cars in public view and generally ensure that the neighborhood stays nice looking. I do think that sometimes some HOAs can get crazy by mandating certain house colors or not allowing flags and etc, but for the most part i am in favor of them. Plus ours does snow removal, trash pick up, has a gym, pool and tennis courts so its pretty good.

Here's my short list:
1. People can't put their fucking trash cans away. Sorry, I don't want a bunch of wild and feral animals attracted to trash left out all year. And really, is it that fucking hard to get the can off the street?
2. I don't want to live in a construction area with people parking their work trucks and trailers all over the fucking place to such an extend I can't get home because they block the road. If there is a fire or emergency I need the ambulance and firetrucks to be able to make it to my residence, not wait for you to get your fat ass up of the couch and move your piece of shit truck. True story.
3. I don't want to live in a ghetto where folks park on their front lawns. Or leave derelict vehicles around their yards. No, fuck that, you're never going to fix it up and raccoons are going to be living it it.
4. If you never play basket ball why the fuck has that hope been out for the last 5 years?
5. I don't live in a trailer park for a reason, I don't want people slamming meth next door.
6. At some point you actually have to water the grass, cut it and when it's over the curb and into the road, it does need to be trimmed, just saying.

I take pride in my home. I take pride in keeping my home looking nice. 25% of people could give a fuck. Cool, whatever, go live in a trailer park, DON'T bring your trailer park to a nice neighborhood. HOAs ensure when the trailer park folks hit the lottery they have to maintain a standard of maintenance normal folks can do all on their own. You don't like an HOA, don't live there but I like to have a nice looking neighborhood. Shitty looking neighborhood never get better and always become ghettos. I don't want that.

Some are.  Trashy people do trashy things.  In NJ, I lived near plenty.  Pools that had not been cleaned out in decades that looked like stagnant ponds from horror movies.  Rusted hulks of cars that had not moved in years in the front yard.  Assorted detritus all over the property.  Animals running loose, off the property.  

When people do "what they want" and what they want to do is NOTHING, you get loser-ville.  Those people would do the same thing in a subdivison on .25 acres as they did on 10 acres on my road in NJ.

I'm rather libertarian and won't buy in an HOA if I have the choice. Being somewhat libertarian I believe if what you do doesn't effect me then I should not bother you about it.  I choose to limit this to physical concerns... As such house values don't really apply.  It's a philosophical choice I suppose... but there it is.
It also may be odd coming from me as my father is a land developer and I myself own a few... things... I can recognize how value degradation can be a big concern... but really only with investment property... large commercial property and the like.  Your personal home's value and my personal homes value isn't all that much of a concern until you or I want to sell it... but the extent of which you can modify it by changing its environment ... by controlling what others do with their own property can and should be limited.  





My father has made several "housing developments" all with rather restrictive HOAs and I wouldn't want to live there... and neither would he.  I want to build my own home some day and I don't want anyone else telling me what I can and can't do.

The Supreme Courts of two States, Virginia and Rhode Island have ruled that an HOAs power to fine residents is an unconstitutional delegation of police and judicial power

When I was looking for a house in VA the nicest houses were in an HOA. The ones  that werent had front lawns covered with kids toys and old mattreses under the back deck, and trucks sitting on blocks in the driveway. My neighborhood is beautiful, has a community pool, organizes community activities and doesnt bother me. I could not be happier.

But you have completely missed the point. An HOA is a free association for like minded people, people who have chosen to live together under a set of rules governing behavior. They have elections and everyone who is a property owner is eligible to hold office on the board.

 



It is the purest form of freedom, the freedom to associate with like minded people. I do not live in an HOA, I told my realtor that as long as there is an HOA don't even bother to show it to us. I am a bit jaded because HOA are a large part of my client base, but, I also advocate for them in front of the state legislature and local government because I am strong believer in the right of their members to freely associate under rules that they make and agree to before living in the community.




At the end of the day people choose to live in community associations, they form a compact with their fellow residents and become the most local form of government that people will deal with on a regular basis. If you live in an HOA and don't participate, then don't bitch when things don't go your way. Same thing for gun rights, taxes and freedom at every level. Don't vote? Don't bitch.

I went from living on 30 acres and being bordered by literally 100,000's of acres of National Forest and BLM to living on 3 acres in a subdivision/HOA.

My dues are $1600/year.  I really don't have a problem with the HOA.  They really are laid back.

I live amongst Doctors, attorneys, and people in the corporate world, and these people value nicely kept homes and neighbors with the same priorities.

My city enforces the no brainer shit like cars in front yards and crazy weeds, so HOA's are kind of pointless here. I work all around the state though and I see the appeal. There are some very Mexican areas here and when I say Mexican I don't mean Mexican-Americans or Americans of Mexican descent I mean Mexicans. Anyway some of the crazy Mexican areas are out of control but they are surrounded by HOA's to stop the bullshit. I can't think of any new neighborhoods that are going up that aren't HOA's. I wish there was though. I'm afraid it's going to get to a point where I have to move into an HOA and that would suck. I love having a garden and I would have to drop plants like corn if I was in an HOA.  



I work on a lot of new houses and a big trend I hate is the houses that have back perimeter walls that open up to very widely spaced black iron bars instead of block fencing. It lets the whole neighborhood see into your backyard and I think they do that on purpose. Now your backyard has become an enforceable area for HOA rules. Not to mention I like to shoot bows and throw knives in my backyard I can't imagine trying to do that while people are walking their dog and staring at me 3 feet from my back fence.

These are the houses next to mine.  The whole neighborhood is similarly laid out.  

This is a generally a quiet place, safe, good for small children (see avatar) and easy to get along with people, because we are basically similar in our needs and requirements for what a home and neighborhood provides.

But you have completely missed the point. An HOA is a free association for like minded people, people who have chosen to live together under a set of rules governing behavior. They have elections and everyone who is a property owner is eligible to hold office on the board.  

It is the purest form of freedom, the freedom to associate with like minded people. I do not live in an HOA, I told my realtor that as long as there is an HOA don't even bother to show it to us. I am a bit jaded because HOA are a large part of my client base, but, I also advocate for them in front of the state legislature and local government because I am strong believer in the right of their members to freely associate under rules that they make and agree to before living in the community.

At the end of the day people choose to live in community associations, they form a compact with their fellow residents and become the most local form of government that people will deal with on a regular basis. If you live in an HOA and don't participate, then don't bitch when things don't go your way. Same thing for gun rights, taxes and freedom at every level. Don't vote? Don't bitch.



Umm how is it free? you pay dues, some states they can foreclose your home to pay said dues and you have to follow their rules.

How do you suggest a person should "take that responsibly upon (themselves)" when their neighbor has cars on blocks and 40 chickens, and a chain link fence decorated with hubcaps?

Smart people would work that issue out beforehand, I.e. willingly enter into an agreement with people that have similar standards.

This. You want a diseased chicken farm that your never going to take care of, cool, don't get pissed when I shoot the damn things when they get out. Hey, no rules right? Furthering that "no rules, FREEDOM/LIBERTY" idea, don't get pissed when I blast you dog for being on my property. I'll start leaving big juicy steaks out, then the dog that you let go around the neighborhood comes over, I'll blow the mutherfucker away. No rules, right? You can't get pissed, right?

No to all that, because that's not how reasonable people act. Chickens belong on a farm. Rabbits belong on a farm. Your dog stays in your yard and clean up after it too, it stinks.

HOAs keep the unreasonable minimally reasonable.

We don't even have building permits here or inspections during construction unless it's a commercial building. Funny thing is seems to me after buying several here and other areas these are better built by a large factor. All the homes here are nice, well kept and built right and no HoA or permits. Imagine that. Of course houses here are more than 3 feet apart, most are between 2-5 acres (still a recognized subdivision) and I live on the edge of a resort golf course.





Friend of mine recently moved to one with a HoA for the first time. First day he was there he got a fine for having his moving van parked on the road overnight while they were moving. Been downhill ever since.
