I don't know how a real estate agent would show a  property without having this on record how the sale will go with a person claiming he has a home built on the property
and living in it.  None of that makes sense .

In cases like this I recommend that the child threaten the parents with confinement to the shittiest nursing home once they are old and unable to care for themselves. It usually does the trick to bring the parental units around.

It's family, we trust each other. Until one of us decides to shaft the other one.
But there's that whole Statute of Frauds thing which says verbal contracts for real estate aren't contracts, so it's easy to shaft the other party if you change your mind and you're the one who benefits from the agreement not being on paper.

I knew a couple who were 'buying' the husband's parents' old home.
But the deal basically consisted of them living in it and paying the insurance and property taxes. Good deal for the wife and her husband.
Then the wife got a boyfriend and filed for divorce. Her half of the house, which she and her husband had payed $0 for, was exactly what she paid for it.
Oh that house? Yeah, we were renting that to our son and his wife. (and she still benefited from the deal, because she hadn't paid any meaningful rent in her entire married life)

You need to start reading.  You can make this VERY difficult for your parents if you want to. No one will touch that property if it's in the middle of a legal battle.

It was all good when your parents provided you a free spot to build a house.
It was all good when you claimed that this house was a shop to avoid the cost and rules of building an occupied dwelling.
It was all good when you weren't paying any property taxes for fourteen years.
Now all the sudden it's a problem?

Sounds like you need to move your stuff out of the new property owners shop and find a place to live.

If we are to take the OP's post as 100% accurate of spending 175 K  to build the home 14 years ago this isn't some little cabin .
He invested a lot of money and it's no small cabin style home.

Did you finance the 175k? The fuck you did, a lending institution would've never financed the build on someone else's deeded land.

He never permitted the structure. The house can’t be sold until the structure is demolished, massive fines and back taxes collected.
