In TN the original sign placing would be a summons. Had you made contact after the first call from her and told her the signs were in the trash and not to contact you she would be eligible for a stalking warrant at call number 3. Male threatening you on her behalf would be a warrant for harrassment, and maybe terroristic threats, depends on the magistrate.

Filing a report is not the same as taking charges on someone. It is the first step.

I’m fighting the city right now for a zoning variance to build such a place on a large vacant lot that came with one of my rental properties. I tried selling the lot but it’s not a desirable building location for residential so the only offers I got were pretty low ball. Plan is to rock it, fence it and rent it out for RV and boat storage.

The realtor was never convicted of any crime, everything I have is through voicemail and video.  Do not want to get accused of libel or slander.  These 2 have felony criminal convictions whose information is available to the general public.

I'm in Houston, and these bandit signs are a constant fucking nuisance and eyesore.  Anyone who places those things in this area knows that you are not within your rights to place them on private property.

Real estate agent f*cked with a relative.  In California, a real estate agent has a fiduciary duty to his client.   That's the highest standard of care one can have.  He breached it.   I told him I was going to sue him for $1.   He was .  Then I told him why only $1.   When I proved the case that he breached his duty, I was going to go after his brokerage license.

Do your research before you complain.   Go in prepared.

Well, to be fair, it is a five week course.

I use a realtor, but I negotiate a flat rate. The last property I sold, it worked out to about 1 3/4%. The realtor found the buyer.

I think OP is playing it smart.  Why confront or deal with people that trespass and use his property without permission then threaten him right out of the gate?  Let them build a case against themselves and handle it through legal channels.
He might not have a choice in the matter.

The "face smasher" isn't exactly smart, he left a threat in a voicemail. He can't claim to be misunderstood or deny the threat occurred.  It could mean the guy is just bluster and won't follow through, or he may be that dumb.

Yes, the franchise owner for that location was renting space at a strip center next door to the property.  That strip center had limited parking and she was storing her U-Hauls on my property.  I confronted her about it and she said, she will move it when she has time, but was sitting on her fat ass watching TV.  Well I decided to call a tow truck to take the trailers away.  All of a sudden a white Tundra all of a sudden appeared immediately to take the trailers from my empty lot and bring it to the strip center's parking lot.

She also operated a tax preparation business out of the same location and left that stupid flag banners all over my empty lot one day to advertise her business without my permission.  I drove by, noticed it, jumped the curb with my truck and proceed to remove all those stupid flags from the property since it was about 15 feet from the sidewalk and I was not planning to walk back and forth to dump them.
